What affects the cost
Six things that shape your budget.
Knowing these early lets us design to your budget rather than price a design you can't afford.
Size & shape
Floor area matters, but so does complexity — corners, levels and roof shape all add cost.
Structure
Steel beams, foundations on poor ground and removing load-bearing walls are big variables.
Glazing
Large sliding doors, roof lanterns and bespoke glazing can be a significant share of the budget.
Kitchens, bathrooms & finishes
Specification choices often vary more than the build itself.
Access & site
Narrow access, parking, drainage diversions and party walls all affect cost and programme.
Planning & approvals
Conservation areas, surveys and party wall awards add time and fees.

FAQs
Questions we're often asked
Can you give me a rough price over the phone?
We'd rather not guess — prices depend on your house, ground, access and specification. At the free site visit we'll give you an honest view of what your budget can achieve.
Is £50k enough for an extension or renovation?
It can be, for the right project — but it depends on size, structure and finishes. Tell us your budget at the start and we'll design to it, or tell you straight if it won't stretch.
How do stage payments work?
You pay against completed stages of work set out in the contract — for example foundations, roof on, first fix and completion. We never ask for large deposits up front.
What if costs change during the build?
If something unforeseen is found — or you ask for a change — we cost it and agree it with you in writing before the work goes ahead.
